Once you find a flat or house you'd like to rent, things move quickly.
You will be asked to pay an admin fee to us to cover the costs involved in vetting your application and setting up your tenancy.
A fee of £110 + VAT (£132 inc VAT) is payable to us for each applicant. The fee covers the cost of processing your application. This includes the costs of obtaining references, running credit checks, running a Right to Rent check and drawing up the Tenancy Agreement.
A fee of £25 + VAT (£30 inc VAT) is payable to us for each Guarantor. This is payable only in situations in which a Guarantor is required, and covers the cost of obtaining references and drawing up a Deed of Guarantee.
A fee of £250 + VAT (£300 inc VAT) is payable to us per tenancy. The fee covers the cost of processing your application. This includes the costs of obtaining references, running credit checks and drawing up the Tenancy Agreement.
These are payable per property and are applicable to managed properties or where requested by the Landlord.

A fee of £60 + VAT (£72 inc VAT) is payable to us per property per renewal of tenancy. The fee covers the cost of drawing up a new Tenancy Agreement and rechecking references.
If, during the term of a tenancy, it is mutually agreed that a tenant be released fronm their obligations under the Tenancy Agreement, teh outgoing tenant will be charged an administration fee of £150 (£180 inc VAT). The outgoing tenant will also remain liable to pay rent until a new tenant moves in.
The incoming tenant in such circumstances will be charged our standard applicable admin fees, as above.
