The key part of our Let Only service is to market your property on major portals, including Rightmove and OnTheMarket, with one of our experienced Letting Agents then conducting the viewings personally, so as to be able to reassure and encourage the potential tenant.

 

Once an applicant expresses the wish to rent and puts down a holding deposit, we carry out reference checks before drawing up contracts.

Once we have found a tenant and completed the contract, we will:

  • take the full deposit from the tenant and forward this to you, for you to register in a government approved tenancy deposit protection scheme.
  • collect and remit to you the initial month's rent.
  • agree collection of any shortfall and the payment method to be used by the tenant, and ensure the payment vehicle is put in place by the tenant. 
  • deduct any pre-tenancy invoices.

Our Let Only fee

We make a charge of 7.2% inclusive of VAT (6.0% net) for our Let Only service, calculated as a % of the first year's annual rental charge.
