Our Full Letting and Management Plus service is identical in every aspect of letting and management to our Full Letting and Management service.

In addition, however, this service protects you against voids or rent defaults with the provision of a rent protection warranty issued by us and underwritten by our insurers.

The key part of our Full Letting and Management Plus service is to market your property on major portals, including Rightmove and OnTheMarket, with one of our experienced Letting Agents then conducting the viewings personally, so as to be able to reassure and encourage the potential tenant.

Once an applicant expresses the wish to rent and puts down a holding deposit, we carry out reference checks before drawing up contracts.


Handling the tenancy administration.

Once we have found a tenant and completed the contract, we will:

  • take the full deposit from the tenant and register this with the TDS tenancy deposit protection scheme
  • collect and remit to you the initial month's rent.
  • agree collection of any shortfall and the payment method to be used by the tenant, and ensure the payment vehicle is put in place by the tenant. 
  • deduct any pre-tenancy invoices.

Once your tenancy starts, we will then:

  • collect rent on a monthly basis and remit this to you following deduction of our commission plus charges for any additional tasks you may have instructed us to carry out.
  • strenuously and professionally pursue any non-payment and discuss and advise you on appropriate arrears action, should this become necessary.

Inspection and maintenance

  • We carry out a quarterly inspection throughout the tenancy, providing you with a report on the visit and advising of any works required.
  • We will deal with all routine repairs that might arise, using our in-house maintenance team. 
  • We will hold keys for the property throughout the term of the tenancy.

Our Letting and Full Management Plus Service fee

We make a charge of 14.4% inclusive of VAT (12.0% net) for these services, calculated as a % of the first year's annual rental charge.
