This is not only our preferred way of doing business, but also keeps us in line with legal requirements.

Let Only

We provide expert guidance on local rental values and advise you on all relevant legislation. We market your property on all major portals including Right Move and On the Market, handle and attend all viewings, carry out reference checks on all applicants wishing to rent and draw up legally compliant contracts. We then register your deposit with TDS and look after the signing of agreements.

We make a charge of 7.2% inclusive of VAT (6.0% net) for these services, calculated as a % of the first year's annual rental charge.

Let & Rent Collection

We carry out all tasks detailed above in our Let Only service. In addition, we invoice and collect rent due on a monthly basis and remit this to you, with the deduction of our fees.

We make a charge of 9.6% inclusive of VAT (8.0% net) for these services, calculated as a % of the first year's annual rental charge.

Full Letting & Management

As with out Let Only service, we provide expert guidance on rental value and advise you on all relevant legislation. We market your property on all major portals, handle and attend all viewings, carry out reference checks on all applicants wishing to rent and draw up contracts. We then register your deposit with TDS and look after the signing of agreements.

In addition, we compile a full colour inventory, carry out monthly rent collection, prepare a monthly statement, manage all property maintenance (work is quoted separately), and carry out  quarterly property checks.

We make a charge of 12% inclusive of VAT (10.0% net) for these services, calculated as a % of the first year's annual rental charge.

Full Letting & Management Plus

An identical service to our Full Letting & Management service, but enhanced with the provision of a rent protection warranty issued by us and underwritten by our insurers which  guarantees continuous rental regardless of voids or similar circumstances.

We make a charge of 14.4% inclusive of VAT (12.0% net) for these services, calculated as a % of the first year's annual rental charge.

Leasing

Under this arrangement, Ariston Property leases your property from you, assuming all responsibility for letting and managing it. In effect, we become your tenant, paying you the guaranteed agreed sum each month, regardless of whether the property is tenanted or not. It is then beholden on us to tenant the property and collect rent, with you facing no exposure at all.

No charge is payable by you, as we assume all responsibility and all costs for letting and managing the property in agreeing to lease it from you.
