Ariston Property provides a comprehensive block management service for freeholders of residential apartment buildings.
Our management is tailored to meet the specific requirements of each freeholder.
While we manage blocks in a number of London areas, we are particularly experienced in the North London areas around Archway, Hornsey Rise, Highgate, Holloway, Finsbury Park and Crouch End.
If you own a leasehold flat in a block and have been directed to this page, then we are the management company which looks after the building and its common parts on behalf of the freeholder.
(If you, as a leaseholder, own a share in the freehold along with the other leaseholders, then the committee of the freehold owning company of which you are a shareholder may have appointed us to manage the block.)
What we do in our role as block managers
It is our responsibility to look after the building on behalf of the freeholder (whether that is a third party or a collective of the leaseholders, as described above.)
We collect ground rent and service charges from each leaseholder, and ensure the maintenance and upkeep of the common parts of the building.
Service Charge management
We deal with all matters related to the administration and collection of the Service Charge.
This includes calculating annual Estimated Expenditure, and collecting the charge, on the quarterly or bi-annual dates as defined in the lease.
We prepare Annual Accounts for auditing purposes and for certification in respect of the Service Charges by either your own auditors or by us. Once Audited Accounts have been produced, we deal with the recovery of any outstanding Excess Service Charges.
Block facilities management
We look after all aspects of the running and maintenance of your block.
This may include overseeing and management of caretakers or any other staff employed at the property, along with handling of all wage payments and PAYE calculations.
We arrange and oversee both minor and major repair works. Major works fall outside of the scope of our regular Block Management Agreement, and a separate fee is agreed and charged for these. Where appropriate, we instruct specialist surveyors to oversee major or specialised works. When managing major works, we prepare Section 20 Notices as required by the Landlord and Tenant Act 1985 (Amended by Section 151 of the Commonhold and Leasehold Reform Act 2002).
We arrange regular inspection of blocks under our management. Our surveyors carry out bi-annual inspections to assess the need for upcoming major repairs and to evaluate the level of insurance cover required.
A 24 hour emergency service is available for all block management clients.
Lessee liaison
Our Block Management agent can attend annual, bi-annual, quarterly or ad-hoc meetings with a committee, or representatives, of the Lessees, either accompanying you or acting as your representative.
Management Company admin
We can provide full Company Secretarial services, and operate an individual bank account, held in Trust, for each block under our management.
We carry comprehensive Professional Indemnity Insurance, with cover documentation available by arrangement for your inspection.
