We require prospective tenants to provide us with full and acceptable references before they can move in the property of their choice. Tenant referencing is carried out by MARAS who are our referencing agents.

Important Guidance Notes
All tenants aged 18 or over who are to reside at the property
must complete a MARAS application form. Please ensure you complete the form in full, if you have any questions please
contact our office. Once the form is completed it should be returned to our office [not to MARAS] together with any supporting documentation.

All applications should include a form of photo ID e.g. new style driving licence or passport.

Α fee of £66.40 plus VAT (Total: £76.36) per applicant must be paid at the time of submitting the application. It comprises our administration fee of £50 plus £16.40 for a credit check and referencing. Should a guarantor be required there is no extra charge for the first guarantor only.

Payment must be made in cash or by cleared funds into our bank account. No application can be processed without payment.

Please note that once you have applied for a property, the fee cannot be refunded should you choose to withdraw for any reason or if any of the details provided are found to be untruthful, not as declared or unsatisfactory.

Once the MARAS forms are received Ariston Property will contact the landlords for their consent to proceed and you will be advised as soon as possible.

Please note that the usual timescale for references to clear is 2 – 3 working days. Ariston Property cannot be held responsible for any delays in your references clearing. Whenever possible Ariston Property will liaise with MARAS and advise you of any potential delays.

When your references have cleared and approved by the landlord you will be informed and move in arrangements finalized.
