On receiving your formal instructions we will:

Proceed to market your property on all the major property websites, the local press, and directly to corporate clients and local institutions such as universities and hospitals.

Prepare detailed particulars of the property for immediate circulation to data base of applicants.

Erect a "To Let" estate agents board unless instructed by you to the contrary.

Arrange and coordinate property viewings with one of our trained negotiators accompanying applicants.

On finding a prospective tenant: taking employers, bankers, personal references and applying for a guarantor as appropriate by use of a specialist referencing agency. We will advise you of the results of the referencing and only proceed with the tenancy on obtaining your approval.

Prepare all necessary Tenancy Agreements and relevant notices and co-ordinate the signing of the same.

Advise in going tenant(s) of the procedure for registering the appropriate services into the tenant's name for supply during the tenancy period.

Collect one month's rent in advance, together with a deposit/bond in respect of dilapidations and non-performance of the tenant's tenancy obligations.

Register the tenant's security deposit with one of the regulated schemes. Click here

Arrange for the preparation of an inventory of fixtures and fittings, if required by appointing an independent inventory clerk, (subject to additional charges as mentioned). Click here
